*Almost all lenders require borrowers to have the wash they want to buy appraised. Many deals are lost because of poorly done, SERIOUSLY FLAWED, appraisals.  The recent increase in the number of foreclosures has made reasonable appraisals of car washes harder than ever to obtain.  The book devotes an entire chapter to how a borrower selects a competent appraiser for a car wash (lenders usually allow borrowers to choose an appraiser from their list of approved appraisers) .  The book explains exactly why car wash appraising is a unique and very specialized appraisal problem.  Ask potential appraisers the five specific, detailed questions given in the book and you are almost sure to avoid disappointment and wasted fees.  Many otherwise qualified appraisers simply have very little experience in the evaluation of car washes.  Beware!
